EVERYTHING YOU NEED TO KNOW ABOUT DECONTAMINATION WORK

WHAT DOES DEPOLLUTION MEAN?

This is the act of diagnosing and remediating materials containing hazardous substances (asbestos, lead, PCBs) in a building. Here are some key dates:

  • 1975 ban on PCBs in gaskets
  • 1986 ban on PCBs in electrical equipment
  • 1990 ban on asbestos
  • 2005 ban on lead in paint

In the case of renovation work, it is compulsory for all buildings constructed before these dates to be diagnosed as containing hazardous substances. Depending on the diagnosis, a specialist company must then carry out the decontamination.

WHAT TYPES OF POLLUTION CLEAN-UP ARE THERE?

The various types of remediation can be applied to all the pollutants listed below: Asbestos, lead, PCBs, PAHs and HBCDs. For the purposes of this question, we will concentrate on asbestos. Some remediation is carried out ‘under containment’ and others ‘at source’. It all depends on whether the material is friable (FA) or not (NFA). Friable asbestos (such as flocking or spiked tile adhesive) is highly dangerous because the asbestos particles are suspended in the air and can therefore be inhaled by humans. Non-friable asbestos, on the other hand, is not dangerous if the asbestos-containing material is not touched or damaged. The correct process must be studied and estimated by a specialised, certified company before any renovation work is carried out.

WHY CARRY OUT DECONTAMINATION WORK?

It is not only an obligation(see CFST n°6503) but also a duty to protect workers and occupants of inhabited sites.
Pollution control is one of the new building trades that needs to be taken seriously.
Failure to clean up a building can have serious consequences, and in addition to the health risks involved, the building owner can be fined up to 400,000 euros for failure to comply with current standards and regulations.
